First, Every Job
The first heavy lift, and the one every other trade depends on.

When a raw parcel needs to become a build-ready site, mass grading is the first heavy lift. It's the large-scale earthmoving that takes uneven, undeveloped land and shapes it into the level, stable, properly draining pad that everything else depends on. Done right, it sets the schedule and the budget for the entire project. Done wrong, it haunts every phase that follows.

MBC Management provides mass grading services for commercial and industrial development across the Texas region. We move dirt at scale, cutting high ground, filling low areas, and balancing the site so it drains, compacts, and supports construction exactly as the civil plans intend. From the first survey stake to a finished subgrade, our crews handle the earthwork, the soil, and the drainage that turn an empty tract into a foundation-ready site. Whether you're breaking ground on a distribution center, a retail center, or a multi-building campus, precise grading is what keeps the rest of the job on schedule and on budget.

How We Work

The Mass Grading Process

Survey & Plan

Field survey and engineer's plans set the target.

Model Cut & Fill

Balance the site on its own dirt where possible.

Rough Grade

GPS machines shape contours and elevations.

Compact & Prove

Fill in lifts, density-tested as we go.

Finish Grade

Surface brought to tolerance, ready to build.

Every successful project starts with a clear grading process, and ours is built to protect your schedule from day one. We begin with the survey and the engineer's grading plans, then model the cut and fill so the site balances on its own dirt wherever possible, which keeps trucking and import costs down. From there, our operators run GPS-guided machines that hit design grade to the tenth of a foot.

The mass grading itself moves in stages. Rough grading establishes the general contours and elevations across the whole site. We strip and stockpile the topsoil, excavate to subgrade, place and compact fill in controlled lifts, and prove the soil with density testing as we go. Finish grading then brings the surface to tolerance, ready for utilities, paving, and new construction. Throughout the process, we keep the site draining so a surprise storm never undoes a week of work. This disciplined sequence is what separates mass grading that holds from grading that has to be redone.

Move & Build

Cut, Fill, and Soil Stabilization

The heart of mass grading, moving earth from where you have too much to where you need more, comes down to doing it so the finished surface actually performs. Getting this layer right is the difference between a site that performs and one that fights you for years. Our crews handle bulk excavation, embankment construction, and the cut-and-fill balancing that minimizes haul-off and import. Every load is placed with the final elevations and drainage in mind.

Soil is what makes or breaks a graded site. We test the material we're working with, remove or bridge unsuitable soils, and use moisture conditioning and compaction to build a subgrade that won't settle or pump under load. Where native ground is weak, soil stabilization, lime or cement treatment, and geogrid reinforcement give you a stable platform strong enough for heavy construction. We document density and compaction throughout, so the geotechnical engineer's report backs up what's in place before anyone pours a footing. A well-built subgrade is cheap insurance against the cracked slabs and settlement that plague projects built on poorly compacted fill.

Site Preparation

Drainage and Site Preparation

Grading and drainage are inseparable, water is the enemy of every earthmoving job, so we grade the site to move it exactly where the plan wants it. That means shaping swales, building detention and pond areas, setting slopes to positive drainage, and tying the rough grade into the storm system. A pad that sheds water stays compacted; one that ponds turns to mud and fails inspection.

Site preparation is what makes vertical construction possible. Beyond the dirt itself, we handle clearing and demolition, erosion control, and the environmental measures that keep a big site compliant, silt fencing, stabilized entrances, and SWPPP-driven best practices that protect the surrounding area and keep regulators satisfied. We also coordinate closely with utility crews so wet and dry lines drop in at the right grade. The result is a clean, well-drained platform that lets the next trades start on time instead of waiting on a site that isn't ready.

At Scale

Built for Large Commercial Projects

Mass grading at commercial scale is a different animal than a residential lot, and it's what we do every week. We mobilize the fleet, scrapers, excavators, dozers, and compactors, that a big earthmoving project demands, and we keep it productive with the logistics and dirt management that large projects live or die on. Our project managers track quantities daily, so you always know where the cut-fill balance and the schedule stand.

Safety scales with size, and on a busy grading site it is never an afterthought. We run every project to a written safety plan, with trained operators, spotters, and traffic controls that protect our crews and yours. Whether the job is a single industrial pad or a multi-phase development spanning dozens of acres, we bring the equipment, the people, and the construction know-how to move enormous volumes of dirt safely and on schedule. On a live commercial construction site, coordination is everything, and a graded pad delivered on time keeps every trade behind us, from concrete to steel, moving on their own schedule. That capacity is why general contractors and developers across Texas hand us their toughest grading and sitework packages.
