Every pad starts with the geotechnical report. Before we move a yard of dirt, we study the geotechnical investigation, the drainage plan, and the foundation loads, so the pad we build matches what the engineer specified. We turn that into a clear pad preparation scope and sequence, because in this work the order of operations is everything.

From there our crews clear the site, strip the topsoil, and cut or fill to bring the ground to rough grade. We build up the pad in engineered lifts, compacting each layer and testing density as we go, so the finished pad carries the load without settling. We never guess at what the ground can take. Every lift is compacted to the engineer's target and confirmed with density tests before the next one goes down, so the pad you pay for is the pad you actually get. Good site preparation is the foundation of the whole job. It begins with clearing, removing trees, brush, and old structures, and stripping organic material that would compress under load. Our excavation crews then cut the high spots and fill the low ones, balancing dirt on the lot wherever we can to keep hauling costs down. On tight or sloping ground we may terrace the cut, add retaining structures, or haul in select fill to reach a workable grade, and we protect the work with erosion control until the surface is stable.

Grading is where a flat-looking site gets its real shape. We grade for positive drainage first, so water always moves away from the future structure, then fine-grade the pad surface to the tight tolerances the foundation needs. Rough grading, fine grading, and proof-rolling each play a part, and skipping any of them shows up later as ponding, cracking, or a surface that never sat right. Those preparation services give the concrete crew a clean, level, well-drained surface, which is exactly what keeps a foundation performing for the life of the building.

Clay-heavy soils common across our region swell and shrink with moisture, so we may over-excavate and replace poor material, add lime or cement stabilization, or import granular fill and gravel to build a stable base. Drainage and Pad Elevation

Water is the enemy of every foundation, so drainage is built into the pad from the start, not added as an afterthought. We shape the pad and the surrounding ground so runoff moves away from the structure and toward the swales, inlets, or detention the civil plan calls for. A pad that holds water undermines itself; a pad that sheds water lasts.

Getting the finished grade exactly right is just as critical. The pad has to sit at the height the plans specify, with the correct slope across the surface for drainage and the right relationship to surrounding grades, driveways, and utilities. We shoot grades with survey-grade instruments and proof-roll the finished surface so it's uniform and true. When the pad is done, the foundation crew inherits a base they can build on without surprises, which protects both your schedule and your budget. We also tie the pad into the larger drainage design for the whole job, coordinating with the civil plan so your pad ties into the detention, the storm system, and the surrounding grades instead of against them.
